Founded in 2005, Tungsten Properties is a privately-owned company, based in Hinckley, Leicestershire. Since incorporation, Tungsten Properties has grown from a developer of small industrial units in the East Midlands, to a national developer with an industrial development pipeline of more than 2 million sq ft, spanning from West Yorkshire to Mid Sussex. Our team has also grown and we are now 9 strong having employed 3 more surveyors in our development team within the last 18 months.
Tungsten Properties has developed 121 completed units, totalling more than 1 million sq ft, with a gross development value of over £123 million.
Tungsten Properties recently announced three new acquisitions which have been completed during lockdown, with two in Yorkshire with Super B in Bradford, a new 230,000 sq ft warehouse development, and the former B&Q in Sheffield for a new warehouse / trade counter development totalling 170,000 sq ft, and the former Travis Perkins’ warehouse in Appleton Thorn, Warrington, which, subject to planning permission, will provide a new 243,000 sq ft warehouse.
Tungsten Properties’ other projects under construction include Phase 1, Tungsten Park, Witney, a 290,000 multi-unit scheme, Tungsten Park Bardon in Leicestershire, an 11.25 acre site with four industrial units totalling 200,550 sq ft, and Union Park in Leighton Buzzard, an eight unit, 163,940 sq ft warehouse scheme.
Locally, Tungsten have recently completed two projects in Hinckley. The first was a £4.5 million, seven unit retail and trade development on at Sketchley Brook on Rugby Road, Hinckley, Leicestershire.
Totalling 18,900 sq ft of retail and trade counter space, the units range from 1,200 sq ft to 5,500 sq ft.
The project was forward funded by Heart of England Co-Operative Society. Following practical completion, Heart of England Co-op, which operates the 4,200 sq ft convenience store within the scheme, has retained the entire development within their investment portfolio.
The second project was at Lime Kilns Business Park, just off the A5 in Hinckley. We achieved practical completion in July 2020, and the development comprised two new high quality detached industrial/distribution units: 37,650 sq ft & 27,030 (3,498 & 2,511 sq m) Unit 1 successfully let to Completely Motoring Group Ltd on Dec 2020 and we have one unit remaining.
In addition, we are currently under construction at our second Lutterworth development. With a target completion date of July 2021, the development will provide much needed small industrial/warehouse units for local businesses available on a freehold or leasehold basis. From 2,000 sq ft up to 8,000 sq ft and with nearly 50% already under offer there has been really good level of local interest so far.
Tungsten Properties ‘Super W’ in Warrington gets go ahead
Our latest good news is that our Warrington development funded by British Airways Pension Trustees has received planning approval for ‘Super W’, a 244,000 sq ft speculative industrial unit at the former Travis Perkins’ facility at Appleton Thorn Trading Estate in Warrington, Cheshire.
Tungsten Properties purchased the 11.03-acre site in this established industrial area in Q2 2020. A planning application was subsequently submitted to Warrington Borough Council to demolish the existing buildings to construct a single 244,000 sq ft high specification industrial unit to include integrated office accommodation, parking, gatehouse and warehouse operations office, landscaping and associated works and house circa 200 jobs.
Super W is situated in an established distribution warehouse location at the intersection of the M6 and M56 motorways, just four miles south of Warrington town centre. Manchester Airport is within a 14-minute drive and Liverpool airport within a 26-minute drive time.
Ian Dunckley, development director, Tungsten Properties said: “Super W is our first development and investment into the north west and part of our UK-wide 2.37 million sq ft committed development pipeline to provide industrial and warehouse space to help create jobs and support the future economy. The market demand for such commercial warehouses in this area is high, hence why demolition started in November with construction commencing in March and delivery due in Q3 2021.”
