Spotlight: Land at Kirby Muxloe, Leicestershire

Supporting the delivery of a major strategic housing scheme

Plans have been approved for up to 885 new homes at Kirby Muxloe, alongside land for a new primary school, public open space and associated infrastructure. The scheme will make a significant contribution to Blaby District's future housing supply and deliver substantial investment in local infrastructure.

The challenge

Bringing together multiple land interests and stakeholders to support the delivery of a significant residential-led development, alongside new education, community and green infrastructure.

Our role

Shakespeare Martineau advised the land promoter throughout the evolution of the project, supporting strategic land and site assembly arrangements, landowner collaboration structures and planning-related agreements.

Our team has advised on a range of matters associated with the scheme, including land acquisition and option and promotion arrangements, site assembly issues, landowner consortium arrangements, section 106 matters, overage provisions, wayleave agreements and title-related constraints. Working alongside the wider project team, we provided strategic legal advice to support the assembly and promotion of the site and the agreements required to facilitate future delivery.

The outcome

The scheme has secured planning approval for up to 885 homes, together with a new primary school site, public open space and supporting infrastructure. It will generate significant investment towards highways, education, healthcare, community facilities and affordable housing provision, helping to support the long-term growth of the area.

Spotlight: Leicester Waterside

Supporting regeneration in a key Leicester growth area

On behalf of Charles Street Buildings, Marrons led a multidisciplinary team to bring forward a major hotel development within Leicester Waterside, helping support investment and regeneration in one of the city's most significant growth areas.

This was a key stating point to regenerate this area, and we are now working with the client to bring forward linked developments within the Waterside area. 

The opportunity

To deliver a high-quality development in a prominent city-centre location while recognising the area's historic importance and supporting Leicester's wider regeneration ambitions.

Our role

Marrons led and coordinated the planning process from pre-application through to implementation, working closely with the wider consultant team, stakeholders and local authority to support the successful delivery of the scheme.

Our team provided planning consultancy services throughout the project, helping establish a development that reflected both the character of the area and the aspirations for its future growth.

The outcome

The completed development delivered a contemporary 252-bedroom hotel with conference and dining facilities, creating a significant new destination within Leicester city centre and delivering a flagship building for the waterside.

The project also supported further leisure investment in the area, including a new entertainment venue featuring bowling, gaming, dining and social spaces, helping to increase activity and footfall within this part of the city.
