What we do

Construction
Our construction teams deliver maximum project quality and value for clients across design, build and project management. Understanding your goals, aspirations and vision is our number one priority. Using our expertise, we provide customers with options, alternatives and possibilities to maximise each project’s potential.

Property

We manage for ourselves and offer clients the full suite of property management, including lease renewals, dilapidation, energy performance and management. We have a strong track record in delivery, planning permissions for long term retention into the portfolio or subsequent sale.

Development

We work on our portfolio of properties as well as third parties, carrying out full development activities from land purchase, planning permission, business case preparation and construction. This includes both new build and refurbishment in commercial, industrial and residential sectors.

Step Energy
Offers targeted support with developing and delivering energy saving strategies and carbon reduction ambitions, through the implementation of renewable and efficient energy technologies. With a focus on identifying the best technology to suit individual needs and managing the successful install, commissioning and monitoring of the solutions, ensuring they are providing the best possible outcome for clients.

Lawford Bespoke Joinery
We operate a specialist joinery workshop with an in-house team of time served craftspeople. We are able to offer joinery of the highest quality to any part of the UK. Our skilled team specialise in one off commissions and have a full design capability that enables us to respond quickly to clients’ needs.

Concrete repairs
Our concrete repairs team has decades of experience in this specialist sector. Whether it be crack repair, corrosion protection, remediation or strengthening, we can survey, design and execute works to the highest standards. Current clients include National Grid, working across the transmission system via a long-standing framework.

Step to Zero

‘Step to Zero’ is a bespoke process developed by Stepnell to draw out the sustainability opportunities within a project at the earliest possible stage, maximising their potential for our clients. In the context of the worldwide Climate and Ecology Emergency, we work with our clients to develop a logical road map to achieve Net Zero projects, while minimising natural resource use and waste, enhancing biodiversity, and obtaining benchmark certifications.

Loughborough College Sports Hall

Education

Designed to provide students with unparalleled access to elite training environments and modern teaching spaces, the new Sports Centre delivers 2,750m² of accommodation over three storeys, combining specialist sports facilities with flexible learning environments.

Constructed by Stepnell under a Design and Build contract, the project was funded by the Department for Education’s Further Education Capital Transformation Fund (FECTF) and delivered adjacent to live college buildings, requiring careful planning to minimise disruption during term time.

A key highlight of the facility is the Performance and Recovery Centre (PaRC), a sector-leading resource supporting the College’s sport degree programmes awarded by Loughborough University.

  • Sports hall designed to accommodate a 40m x 20m Premier League-standard handball court, with flexibility for badminton, basketball, netball and volleyball
  • Strength and conditioning suite and cardiovascular training rooms

Thoresby Vale Primary Academy, Edwinstowe, Nottinghamshire

New build – Education

Thoresby Vale Primary Academy, located on the edge of Sherwood Forest in Edwinstowe, embodies the Scandinavian forest school philosophy where education is rooted in play, exploration, and a deep connection with nature. Designed as a bespoke one-form entry ‘plus’ primary school for 210 pupils, the scheme integrates learning spaces both indoors and outdoors, fostering creativity and environmental awareness. The school is composed of four pavilions, including administration, hall, kitchen, and teaching blocks, linked by landscaped outdoor learning areas and complemented by a full-size U11 football pitch and play spaces.

The design anticipates future expansion to a two-form entry (420 places), with oversized shared facilities and pre-installed infrastructure to simplify growth. Sustainable features include air source heat pumps, natural ventilation, photovoltaic-ready roof pitches, and passive daylighting strategies. Externally, slate rain cladding and cedar timber façades blend harmoniously with the forest setting.

Environmental stewardship is central to the project, with tree protection, wildlife management, and remediation of the brownfield site integral to its delivery. Developed in partnership between Diverse Academies Trust, Harworth Group, Nottinghamshire County Council, and the Department for Education. Designed by Lungfish, Thoresby Vale Primary Academy provides a model for sustainable, nature-inspired education that supports both community and ecological regeneration.

Elmbrook School, Leicester

Refurb - Education

Refurbishment of a vacant former special educational needs (SEN) school building to consolidate the existing pupil referral unit (PRU) in Leicester city centre.

The client’s brief was to refurbish the former Nether Hall special school site (which previously served children and adults with significant learning and physical difficulties) to provide a Primary Pupil Referral Unit to accommodate 40 pupils.

The existing school, constructed circa 1970s, was a purpose-built building with single and two storey spaces. It has been altered and extended over its lifetime and, prior to Stepnell’s appointment, had stood vacant for the five years.

In order to accommodate the PRU’s specialist requirements, complex remodelling of the internal accommodation was required together with essential condition improvement works to bring the building back into use.

Stepnell worked closely with the client and consultant team to deliver the programme of works, providing flexible teaching and learning space for staff and primary school pupils at Key Stage 1 & 2.
