Energy Synergy® is Willmott Dixon’s exclusive award-winning service, devised to ensure that customers’ buildings perform exactly as designed. Delivered in collaboration with external provider, CoolPlanet, Energy Synergy® is a Ministry of Defence approved system and, to enhance confidentiality, its associated software has achieved SOC2 Type II certification.
Launched in 2016 and developed over the past 10 years, Energy Synergy® eliminates the all-too-commonly encountered “performance gap”, which causes many buildings to use far more energy than predicted. Using the robust CIBSE TM54 methodology, our experienced specialists model expected operational energy and compare it with real in‑use data collected through advanced sensors and CoolPlanet’s live performance dashboards.
This transparent, data‑driven approach enables us to fine‑tune building systems, delivering proven results. Energy Synergy® consistently improves performance by an average of 15%, cutting customers’ energy bills and carbon emissions, whilst enhancing comfort and operational efficiency. For the majority of our customers, the service effectively paid for itself within two years of operation.
As the industry advances towards the UKNZCBS (UK Net Zero Carbon Buildings Standard), Energy Synergy® positions our customers ahead of regulatory requirements by providing the detailed annual monitoring, reporting, and optimisation needed for certification. With over 50 successful projects across sectors such as education, leisure, blue light and healthcare, our experience is unmatched.
By guaranteeing outcomes, reducing operational costs, and offering unrivalled transparency, Energy Synergy® strengthens customer trust, supports funding compliance, and reinforces Willmott Dixon as the sector leader in performance‑driven, future‑ready buildings.
Willmott Dixon is a sector-leading, privately-owned Tier 1 contractor and interior fit-out business that embeds respect and honesty into everything we do.
We believe exceptional buildings emerge from strong partnerships. Since 1852, our collaborative methodology has transformed how construction projects deliver lasting value for communities, customers, and the environment.
We create value for our customers, stakeholders, and communities alike by taking a leadership role in the built environment, working in a sustainable and responsible way, and by making a positive impact on people’s lives.
Our approach doesn't just build structures, it builds relationships, capabilities, and sustainable futures that benefit all stakeholders.
We possess the resources and expertise of a national construction leader, combined with the personal attention and community understanding of a local partner.
Since 1974, we've been creating homes that don't just house people – they build communities. We understand that every project, whether it's a 90-unit care home or a multi-phase estate regeneration, has the power to transform lives and strengthen communities.
Every building has both a story and the potential for a new chapter. We specialise in unlocking the hidden potential within existing structures, transforming them into vibrant, functional spaces that serve modern needs while honouring their architectural heritage.
It is estimated that approximately 90% of today's buildings will still be standing in 2050. Therefore, transforming aging building stock into modern, sustainable, and economically resilient premises is critical for meeting global climate targets, reducing operational costs, and preserving cultural identity. The renovation and retrofitting of existing structures are legitimate pathways to achieving climate and economic goals, and our experience and understanding of this specialist sector enables us to fully support our customers throughout the process.
Your workspace directly impacts your people's performance, wellbeing, and success. As workspace requirements evolve rapidly, you need a partner that understands how to create environments that inspire collaboration, boost productivity, and attract top talent.
Local authorities and councils are driving ambitious place-making agendas that require innovative approaches to land use, asset optimization, and public-private collaboration. From regenerating coastal towns like Torbay to transforming historic centres like Dover, we're helping communities unlock their full potential through strategic development partnerships.
Our trademarked building performance and Net Zero compliance management service that saves cost and carbon for our customers through post-occupancy monitoring and optimisation.
The race to Net Zero is reshaping how public sector organisations manage their estates. With ambitious government targets and increasing pressure on budgets, councils need partners who can transform existing buildings into energy-efficient, cost-effective assets while accessing the funding that makes transformation possible.
Your community's economic success depends on the right physical infrastructure. Market towns competing for investment, cities attracting global talent, regions building resilience – all share essential ingredients: the buildings, spaces and infrastructure that draw businesses, create opportunities, and keep skilled people choosing to stay.
At Iveshead School in Shepshed, we delivered two consecutive projects for Leicestershire County Council.
The first scheme, completed in May 2022, was a multi-phase modular extension and refurbishment that transformed the pre-existing campus, modernising the school’s estate and increasing capacity.
Works unified the secondary school into a 5,470m² single building, incorporating a new six-classroom extension, and relocated St Botolph’s CE Primary School into the refurbished former Shepshed High School building. Delivered on a live school site, careful phasing ensured minimal disruption, whilst generating £490,000 in Social Return on Investment and overachieving on KPIs of 40% for local labour and local spend.
The second scheme, completed in May 2025, was an entirely separate project, which further expanded capacity to meet a pressing demand for local education due to new housing developments.
This included a 2,697m² two-storey modular teaching block for an additional 240 pupils, alongside internal reconfiguration of the existing building. Off-site manufacturing accelerated delivery, saving at least eight weeks on programme, with the project completing a week early despite a complex, live environment.
Together, the schemes provided a modern, future-ready facility, exemplifying a collaborative approach to educational infrastructure investment and further demonstrated Willmott Dixon’s commitment to becoming a trusted advisor and partner of choice.
Hollycroft Primary School, completed in September 2023, was Leicestershire County Council's first Net Zero school designed for both regulated and unregulated energy use. This 210-place, 1,305m² primary school achieved BREEAM Excellent and placed in the top 10% of new non-domestic buildings for environmental best practice.
The project was enabled through a Section 106 agreement with Bloor Homes as part of their neighbouring 850-home Normandy Way development. Hollycroft Primary School is a prime example of how early contractor involvement can benefit all stakeholders, as we collaborated with Leicestershire County Council from RIBA Stage 0. This allowed us to influence every decision based on operational and embodied carbon impact, which led to choosing a timber frame over steel and installing 381m² of photovoltaic panels that generate more energy than the building consumes annually.
The school is supported by our Energy Synergy® service, which features comprehensive energy monitoring equipment that benchmarks consumption against predicted use for two to three years post-handover. A live data screen in reception displays energy generation information, supporting STEM (Science, Technology, Engineering, and Mathematics) education, whilst demonstrating environmental performance.
This project served as a template for future Net Zero schools in the region, including Wellington Place Primary School in Market Harborough.
Phoenix Square Reclad, completed in 2025, involved the comprehensive recladding of a residential building to address critical fire safety concerns. Following post-Grenfell regulations, we removed non-compliant ACM (Aluminium Composite Material) and EPS (Expanded Polystyrene) render systems, replacing them with fully compliant, non-combustible alternatives.
We provided exceptional value through expert management of complex challenges: demonstrating technical prowess during funding applications to secure vital government funding, implementing innovative scaffolding solutions to overcome restricted site access, maintaining effective resident liaisons throughout works on the continuously occupied building, and resolving additional non-compliant elements discovered during works.
Despite extraordinary difficulties including COVID-19, supply chain disruptions, inflation pressures, and previously unknowable issues that were exposed when the original cladding was removed, we completed the project three weeks ahead of schedule and within budget. The project achieved perfect customer satisfaction scores, with residents praising our professionalism and communication.
This successful recladding project demonstrates our expertise in fire safety remediation, technical problem-solving and resident-focused delivery – eliminating safety risks, whilst enabling residents to sell and remortgage their homes with confidence.
