Canopy has breathed new life into an unused dilapidated cluster of buildings, sensitively restoring the heritage features whilst bringing state-of-the-art workspaces and a business community hub to the area.
Canopy launched with 38 per cent of its space let, the strongest opening position in Leicester City Council’s managed workspace portfolio in more than 20 years.
The project is supporting the regeneration of the city, retaining creative businesses and attracting new start-ups and inward investment, creating jobs and supporting businesses to grow.
The project not only safeguards an important group of historic buildings but also addresses Leicester’s longstanding shortage of high-quality managed workspace.
By bringing these buildings back into active use, the project has strengthened this part of Leicester and added fresh energy to an emerging business district.
Alongside its office space, Canopy provides a creative and social hub through its café, exhibition area, meeting rooms and outdoor workspace. It creates a destination for leisure, entertainment, artistic activity and cultural events.

The project sought to conserve an important listed building, reinstating the hotel’s authentic shopfronts, improve Granby Street, encourage investment and demonstrate how historic buildings can accommodate modern commercial requirements.
This project regenerated a difficult 17-acre site in the heart of the wider Waterside development area and became the catalyst for around £400million of private investment.
