This project regenerated a difficult 17-acre site in the heart of the wider Waterside development area and became the catalyst for around £400million of private investment.
The result is a new vibrant mixed-use neighbourhood on the edge of the city centre, featuring more than 300 new homes, office space, public parks and a riverside promenade.
It has transformed the area into a vibrant extension of the city centre, reunited with its waterways. New spaces allow enjoyment of the most interesting stretch of the River Soar and canal as they intertwine around Soar Island.
The investment opened riverside access to the city where once factories and warehouses hid it from view. A new community has been created from vacant, derelict and burnt-out sites, scrap yards and cement plants.
The project stands out for its scale, speed and impact. It unlocked a wave of investment and transformed a long stagnant area into a thriving community in only a few years.
The project created the positive conditions for regeneration of the immediate surrounding area to begin. Further afield, existing residential neighbourhoods now have a vibrant and attractive link to the city centre instead of a failing former industrial area.

The project sought to conserve an important listed building, reinstating the hotel’s authentic shopfronts, improve Granby Street, encourage investment and demonstrate how historic buildings can accommodate modern commercial requirements.
Canopy has breathed new life into an unused dilapidated cluster of buildings, sensitively restoring the heritage features whilst bringing state-of-the-art workspaces and a business community hub to the area.
