Approval for 354 canalside homes in Leicester

Planning permission has been granted for 354 new homes on Leicester’s Waterside, giving the go ahead for the transformation of the former British United Shoe Machinery (BUSM) site.

The regeneration of the vacant, 10-acre brownfield site has been designed by multi-disciplinary practice, rg+p Ltd on behalf of Trafalgar Global Ltd. It will see the creation of 311 apartments across seven buildings together with 43 two-, three- and four-bedroom houses, public open space, landscaping, and allocated parking.

“The land at Charles Bennion Walk forms part of a wider regeneration plan first envisaged in the early 2000’s,” explains rg+p’s associate architect, Sarah Grocock, who is acting as the project lead. “This includes the neighbouring schemes at Wolsey Island and Abbey Park Road, both of which we designed and have now been delivered, so it’s really exciting to be able to continue transforming the cityscape with this approval.”

Since the submission of the planning application in 2023, rg+p has worked closely with Leicester City Council planning officers, Trafalgar Global and Lion Planning to bring the scheme forward. The practice’s design approach was shaped by the site’s industrial history, proximity to local landmarks including the National Space Centre, and the traditional architectural language of buildings along the Grand Union Canal.

Sarah continues: “The newly approved scheme provides a high-quality residential development to suit modern living, whilst also celebrating the site’s heritage through the application of materials, textures and detailing inspired by its historical use.

“Brick and metal are draped over each other to create distinct layers, mirroring the traditional assembly process of a leather brogue. Sawtooth roofs mimic the design of the neighbouring Sock Island apartments, while the site’s wider placemaking seeks to maximise views to local landmarks through the shaping and arrangement of buildings,” concludes Sarah.

Mandeep Singh, director, Trafalgar Global Ltd said: “It’s hugely rewarding to invest in projects that will positively change the cityscape and encourage more homeowners to put down roots here. This approval is a testament to the power of collaboration and a shared commitment to delivering healthy and thriving communities.”

rg+p has led the project team, which also included BSP Consulting, RJ Tree Services, SV Surveying and JBA Consulting.
