The Airfield Business Park project expanded Leicestershire County Council’s fully occupied commercial site on the edge of Market Harborough which was already home to 11 thriving tenants.
Recognising this success, the Council decided to extend the park with ten new steel-framed business units and a drive-through coffee shop.
The scheme progressed from site possession in August 2024. The superstructure phase reached practical completion within three months of steelwork starting on the site in early 2025.
The scheme’s purpose was to convert underused Council-owned land into productive, sustainable commercial space that generates long-term economic and social benefit for Leicestershire.
Carbon and sustainability considerations shaped the scheme, guided by the Council's carbon policies. The project featured a fabric-first design philosophy, on-site renewable generation, electric vehicle charging infrastructure and a commitment to reusing and recycling site-won materials.
The design and build scheme is already supporting business growth in the county. An example is Bramble Foods, a food manufacturer that has grown from six employees in 2008 to more than 140 today and has taken 67,000 square feet in the new phase.
