Canopy has transformed the former Pilot House on King Street from a long-vacant, dilapidated cluster of heritage buildings into a vibrant creative industries hub in the heart of the city.
Delivered for Leicester City Council, the £14.6m scheme has restored and repurposed five buildings dating from around 1900. It has created 60,000 square feet of high-quality managed workspace for Leicester’s growing creative, digital and design-led sectors.
At the centre of the development is a striking glass-covered communal atrium, created by enclosing a former service yard to form a welcoming shared ‘living room’ for tenants and visitors.
The project responds to a longstanding market failure in Leicester’s commercial property sector, where decades of outdated office stock have limited private investment in new workspace.
Canopy combines conservation with modernisation. Original features were retained and celebrated, while new glazed links, improved circulation and reconfigured floor levels provide full connectivity across the five buildings.
This atrium brings together a co-working lounge, café, exhibition and event space, meeting and conference facilities, reception and outdoor workspace. Within a year 55 per cent of the accommodation was let to 25 businesses, supporting more than 300 people.
