Fuelled by a biomass boiler burning woodchips from willow grown less than a kilometre away, the three office and light industrial units at Pear Tree Office Park are divided into nine units.
Large windows flood the working areas with daylight, whilst shading reduces overheating during summer. Located in the National Forest, the buildings’ gables are clad in timber boarding.
Sedum grows on the roofs and the working areas are lit by LED panels with movement-sensor switching.
Pear Tree Office Park’s business units are heated by underfloor heating warmed by the biomass boiler whose fuel is grown close by.
This wood is grown in a short-rotation willow coppice plantation on Burroughs Road within 1km of the development.
The development’s highly insulated external envelope has a high thermal mass to maintain stable internal temperatures throughout the year. Natural convection and cross-ventilation provides cooling when required in hot weather.
Most of the workforce on the construction project live within three miles of Pear Tree Office Park, which was developed by local firm Cawrey. And most sub-contractors and materials suppliers were based in Leicestershire and materials were sourced locally.
As part of the development, an area of the adjoining field was gifted to the Parish Council for allotments.
