Wolsey Road is a regeneration project that transformed a former commercial site in Coalville into a vibrant new neighbourhood. It includes 77 affordable homes, with 57 for affordable rent and 20 for shared ownership.
The design celebrates Coalville’s industrial heritage through a contemporary architectural language combining red brick tones, refined detailing and complementary grey render and tiles.
A strong primary avenue forms the spine of the layout, while a series of landscaped courtyards branch northwards to frame views of the Old Bakery heritage asset.
The homes were built using a highly insulated timber frame system and locally sourced materials, achieving EPC A ratings that will significantly reduce residents’ energy costs and carbon footprint.
Internally, the homes were designed to be light-filled, adaptable and comfortable, with generous windows, neutral finishes and layouts that support modern family life.
Externally, the scheme provides a coherent, distinctive streetscape with feature gables, active frontages and thoughtfully landscaped spaces that promote neighbourliness and wellbeing. Parking areas were carefully positioned and softened with planting.
