Charnwood Campus Building 28 is a transformation of a dormant laboratory building into a futureproofed, high specification research and development hub.

Located within the UK’s first Life Sciences Opportunity Zone, this ambitious regeneration project was delivered in just 12 months with its 9,417 square metres of adaptable lab and office space.

The building, tailored for the complex demands of the life sciences sector, is fully occupied by a global leader in inhalation drug technologies.

Further Information

By avoiding demolition and instead opting for intelligent reuse of structure and services, the project retained significant embodied carbon and enhanced delivery speed, sustainability and value for money.

It was a challenging retrofit project. Legacy systems were fully removed and replaced with standalone, decentralised plant to match modern sustainability standards.

The scheme’s high-quality finishes, strong internal and external visual presence, and future-ready energy systems place it at the forefront of UK scientific infrastructure delivery.
